If the builder delays handover, put your household goods in a month-to-month storage room near where you will live in the meantime, and keep only what you need day to day. Pack for months, not weeks. Keep the agreement for sale, every new date the builder gives you, and receipts for rent, storage and moving in one file. Under Section 18 of the RERA Act, a buyer who stays in a delayed project is owed interest for each month of delay, at the rate set under the rules. When the possession letter comes, inspect the flat empty and then move in from storage at your own pace.

You've given notice on your rented flat, the builder said keys "next month", and next month has come and gone. This happens to a lot of buyers in Noida and Greater Noida, and in Gurugram too. The money side gets the attention: EMIs, rent and the paperwork with the builder. The practical side gets less, but it's the part you have to deal with this week. Your furniture has to go somewhere, and you don't know for how long.

This guide covers that practical side. Where to keep your things, how to plan when the date keeps moving, and which records to keep while you wait.

What are your options when possession is delayed?

Most families end up choosing between four things. Often it's a mix.

OptionWorks well whenWatch out for
Extend the current leaseThe landlord agrees and the delay looks shortRent may go up on renewal, and you may be locked in for a fixed term
Move in with familyYou have room with parents or relatives nearbyTheir space fills up fast. Your furniture rarely fits as well as you do
Short-term rental flatYou need your own place for a few monthsFurnished flats rarely have room for your own sofa, beds and appliances
Self storage plus a smaller stayYou can live light for a whileYou need to pack well and choose what stays with you

The last option is common because it separates the two problems. Your household goods sit in one place, untouched, and you can live wherever is most practical without moving everything twice.

How do you plan storage when the date keeps moving?

Assume the date will slip at least once more. That sounds pessimistic, but it costs nothing and saves you from rushed decisions.

  • Choose a month-to-month plan, not a fixed term. If the keys come early, you're not paying for months you don't need. If they come late, you just carry on.
  • Store near where you'll live, not near the new flat. You'll visit the storage room for winter clothes or a child's school things more often than you think. A room in Noida suits families staying in Noida or Greater Noida. Our Gurugram and Delhi facilities suit those staying there.
  • Size it once, properly. The storage calculator lets you list your furniture and boxes. A room that's slightly too small means a second, awkward booking later.
  • Pack for months, not weeks. Clean, dry, raised off the floor and covered with something breathable. If the wait runs into the monsoon, read our monsoon damp guide before you pack.

What should go into storage, and what should stay with you?

Put in storageKeep with you
Beds, sofas, dining set, almirahsClothes for the current season and the next
Fridge, washing machine, TV (prepared properly)Laptops, chargers, work equipment
Kitchen sets you won't use in a short-term flatA small kitchen kit and daily utensils
Books, decor, out-of-season clothes and beddingMedicines, prescriptions, school books
Boxes for the new home: curtains, fixtures, new purchasesOriginals of the allotment letter, agreement and payment receipts

For the fridge and washing machine, follow our guide to storing a fridge, TV and washing machine. The fridge in particular needs to be completely dry before it's shut away.

Anything you buy for the new flat in the meantime, like light fittings, curtains or a new mattress still in its wrap, can go straight into the storage room. It saves cluttering a temporary home, and it's all in one place on moving day.

What records should you keep while you wait?

The Real Estate (Regulation and Development) Act, 2016 covers delayed possession. Section 18 says that if a promoter fails to give possession by the date in the agreement for sale, a buyer who withdraws from the project can demand their money back with interest. A buyer who stays on is to be paid interest for every month of delay until possession, at the rate prescribed under the rules. The exact rate, process and any other remedies depend on your state's rules and your agreement.

Whatever you decide, a tidy paper trail helps:

  • The agreement for sale, showing the promised possession date
  • Every builder email or letter that announces a new date
  • Payment receipts and your home loan statements
  • Rent receipts and lease extensions for the period of delay
  • Invoices for storage, movers and any other costs you take on because of the delay

Whether any of these costs can be claimed is a question for a lawyer or for the RERA authority, not for us. Keeping the records costs you nothing. Projects in Noida and Greater Noida are registered with UP RERA, and projects in Gurugram with Haryana RERA. Both websites let you look up a registered project.

How do you plan the move once the keys are near?

  • Don't book movers on the builder's first date. Wait for the possession letter, then plan around a date you control.
  • Inspect the flat before anything moves in. Check plumbing, electrics, seepage and fittings while the rooms are empty. Repairs are far easier without furniture in the way.
  • Get small jobs done first. Painting, deep cleaning, pest control, wardrobes and curtain rails all go faster in an empty flat.
  • Move in waves if it helps. Beds, kitchen and essentials first, then the rest from storage once the flat is livable. Your storage room stays open until you've cleared it.
  • Give notice on the storage room once your last load is out, as your plan requires.

Is this any different in Gurugram?

The practical steps are the same. The main difference is which RERA authority covers the project, Haryana instead of Uttar Pradesh. Many Gurugram buyers are also renting in the city while they wait, and our guide to storage between rented flats in Gurugram covers the move-out side in more detail.
